What you are actually buying
A maintenance contract
is four promises
Two quotes for the same lift can differ by half, and the difference is almost never in the price of the visit. It is in these four things.
1 — How often someone genuinely attends. The interval on the contract matters less than whether the visit happens when it should. Ask for the schedule in writing, and ask what happens when a visit is missed.
2 — Whether you get a record of it. A written report after every visit is what turns maintenance into something you can audit. Without it, you are paying monthly for a promise. With it, you can see what was checked, what was adjusted, and what is about to fail.
3 — Whether the parts are genuine. Copy components are cheaper and are the single most common source of repeat breakdowns. Genuine parts cost more on the invoice and far less over the life of the lift.
4 — Who answers at eleven at night. Ask for the number you would call out of hours, and ask whether the person who picks up is employed by the company or by a call centre. Then imagine a lift stuck between floors with someone inside.
Our contracts carry all four. That is what the price difference buys, and it is the part we do not compress to win a tender.
